Definition
Grounds: refer to the outdoor areas or land surrounding a building or property.
Maintenance: is the process of preserving or keeping something in good condition through regular care, repair, and upkeep.
Grounds Maintenance Policy
There are three main types of maintenance that groundskeepers and crews use to maintain the areas entrusted to their care. As Groundskeeper, you will be working closely with the maintenance department to perform the following functions:
Corrective maintenance
Corrective maintenance is a type of maintenance strategy that goes into effect after an unplanned failure. Corrective maintenance aims at quickly fixing or returning an asset to its original state. The groundskeeper must pay close attention to the equipment and facilities used around the campus during their cleaning or campus walkthrough, such as broken water pipes, leakages, and bad exterior bulbs. Immediately damage is noticed, The groundskeeper is expected to contact the maintenance team as soon as possible for repairs.
Condition-based maintenance
You will focus on proactively servicing critical ground equipment after identifying a sign of poor asset health or anticipated failure. An example of grounds condition-based maintenance is replacing a water pump in an irrigation system when the water pressure decreases or removing certain plants or mulch when rot or infection is detected in the farm (when the time comes).
Predictive maintenance
As the groundskeeper, you are responsible for identifying errors on the campus and the farmland concerning equipment and the environment before they become a severe problem. An example of grounds predictive maintenance is the groundkeeper observing a minor leakage or a foul smell from the soak away and alerting the supervisor immediately to take the required steps or just going ahead to inform the engineers and reporting the case to the Campus director afterward.
